When showing homes to potential buyers, I often see the same floorplans over and over and over.  Each builder simply recycles flooplans and adds an occasional new one.  As trends change, so do floorplans.  I see less formal dining rooms and more “eat-in kitchens”.  Most of my clients ask specifically for an “open” layout where the kitchen is connected to a great family room.  They have no need for a seperate “fancy” living room that will need to be furnished and collect dust.  

The following floorplan is offered by Ashton Woods Homes.  This builder has a good reputation and builds mid-to-luxury type homes.  The MOZART model is 3,265 square feet, has 3 bedrooms and 2.5 baths with option for 4th or 5th bedroom and another bathroom.

Here is what I like about it:

• Single Level, Greatroom layout.
• Sunny nook for casual dining or island works as table too.
• Dining room is open, but seperated by pony wall. Butler’s pantry option is really neat.
• Den or 5th bedroom makes a REALLY cool home office with courtyard view.
• A “kids wing” - 2-3 bedrooms seperate from Master.
• 3 car garage - tandem (so it looks like a 2 car from the street).

Wished it had:

• Bigger Master-closet or two about that size.
• Option for a HUGE laundry room.
• Bigger lots.

This floorplan is available at Pecan Groves in Morrison Ranch located in NE Gilbert.  Remember, the sales associates at the models work for the builder and not for buyers, so be sure to take a REALTOR with you on your first visit to have your best interests represented.  It costs you nothing to use a buyer’s agent, like me:)
